The southern extension of the centre

According to the City Council, Arganzuela is the southward extension of the Historic Centre. Until the 18th century it held only service installations, and under Charles III the present layout of its promenades was planned, which gives the district its special character.

Railway, markets and slaughterhouses

The arrival of the railway and the inclusion of its land in Madrid's 19th-century Ensanche defined how it developed. The availability of public land allowed industry, the central markets, slaughterhouses and protected housing to be installed.

A redevelopment under way

From the 1963 Ordination Plan its social redevelopment began, later carried forward by the Special Plan for Avenida de la Paz (M-30) and, more recently, the Railway Green Corridor Action Plan. Its seven neighbourhoods are Imperial, Acacias, Chopera, Legazpi, Delicias, Palos de Moguer and Atocha, and its festival is "La melonera" in the second week of September.

What it means for buyers and sellers

  • In July 2026 it is the 7th most expensive of Madrid's 21 districts by median closing price.
  • Arganzuela mixes former railway and industrial areas with very established ones: the district figure is a median and the surroundings of each home matter a lot.

Data and statistics

Arganzuela is a district of Madrid. It is made up of 7 neighbourhoods: Legazpi, Delicias, Chopera, Acacias, Palos de la Frontera, Imperial and Atocha. According to the City of Madrid, it covers 646.22 hectares and had 158,550 inhabitants on 1 January 2026.

In July 2026, the median price of completed sales in the Arganzuela district was €6,250/m². Since January (€6,027/m²), the figure rose in 4 of the 6 months that can be compared with the previous one, without a steady climb.

Among the 2026 figures published, the highest is May (€6,374/m²) and the lowest, February (€5,821/m²).

The report publishes a year-on-year change of +15.8% and a year-to-date change of +3.7%, with €5,396/m² in July 2025 as the prior-year starting point. They compare medians of different transactions in each period, not the change in value of the same home.

For reference, the July figure is above the one published for the municipality of Madrid (€4,757/m²) and for the province as a whole (€3,618/m²). These are medians for each area, not averages of the areas they contain.

This guide describes the figure for the area, not an individual home: valuing a property requires comparing similar homes. The report does not say how many transactions underlie each territorial median.
