The heart of Madrid, six neighbourhoods
The Centro district is made up of six neighbourhoods: Palacio, Embajadores, Cortes, Justicia, Universidad and Sol. It is where history weighs most in the city, and a single square shows it.
Plaza Mayor, from 1580 to today
According to the City Council's heritage catalogue, in 1580 Philip II commissioned Juan de Herrera to remodel the square; in 1590 its first building, the Casa de la Panadería, was built, and in 1617 Juan Gómez de Mora gave it the form of the great Plaza Mayor. The 1790 fire, the most devastating of the three it suffered, reduced a third of the square to ashes; Juan de Villanueva began the reconstruction and died before finishing it, and Juan José Sánchez Pescador took over.
What it means for buyers and sellers
- In July 2026 it is the 5th most expensive of Madrid's 21 districts by median closing price.
- It is the old-town district: a building's age, condition and exact location change the price a lot from one neighbourhood to the next, so the district figure is only a reference.

The report publishes a year-on-year change of +2.6% and a year-to-date change of -0.2%, with €6,296/m² in July 2025 as the prior-year starting point. They compare medians of different transactions in each period, not the change in value of the same home.
For reference, the July figure is above the one published for the municipality of Madrid (€4,757/m²) and for the province as a whole (€3,618/m²). These are medians for each area, not averages of the areas they contain.
This guide describes the figure for the area, not an individual home: valuing a property requires comparing similar homes. The report does not say how many transactions underlie each territorial median.
