The central district that was built up last

According to the City Council, Chamartín was the central district of Madrid with the latest development: until after the Civil War only the Prosperidad neighbourhood and some colonies of small villas brought urban life to the area. Before that there were mainly noble estates in the north, later handed to religious orders, and a small development in the south around the Camino de Hortaleza in the 19th century.

Annexation and landmarks

The municipality of Chamartín de la Rosa was annexed to Madrid by a Decree of 14 November 1947. The standout of the past was the Infantado square and palace; today it is Chamartín railway station, built on what had been the town cemetery, alongside complexes such as the Santiago Bernabéu Stadium.

Six neighbourhoods between the Castellana and the N-II

The district is bounded by Paseo de la Castellana, the M-30 and the N-II. Its neighbourhoods are El Viso, Prosperidad, Ciudad Jardín, Hispanoamérica, Nueva España and Castilla, and its local festival is San Miguel on 29 September.

What it means for buyers and sellers

  • In July 2026 it is the 3rd most expensive of Madrid's 21 districts by median closing price.
  • The district's neighbourhoods differ from one another: compare homes in the same neighbourhood and of the same type, not the district average.

The report publishes a year-on-year change of +7.3% and a year-to-date change of +1.2%, with €6,991/m² in July 2025 as the prior-year starting point. They compare medians of different transactions in each period, not the change in value of the same home.

For reference, the July figure is above the one published for the municipality of Madrid (€4,757/m²) and for the province as a whole (€3,618/m²). These are medians for each area, not averages of the areas they contain.

This guide describes the figure for the area, not an individual home: valuing a property requires comparing similar homes. The report does not say how many transactions underlie each territorial median.
