A French name and a 19th-century district
According to the City Council, Chamberí takes its name from the French "Chambery" regiment, which camped in the area during the War of Independence. The district emerged from 1860 north of the city wall, which had just been demolished, and dates from the same period as Salamanca and Argüelles.
From cemeteries and water tanks to a residential district
The City Council records that the Cerropimiento mound held cypresses and mausoleums from several cemeteries, and that in the mid-19th century the Canal de Isabel II reservoirs appeared nearby, surrounded by gardens. Development was not quick: work around Glorieta de Quevedo began in the mid-1820s, and the central area was heavily renewed, as in Plaza de Olavide, where the market was demolished in the 1970s.
Streets with a character of their own
Calle de Fuencarral, between Quevedo and Bilbao, has a concentration of cinemas, according to the City Council. On the old square, now Plaza de Chamberí, stood the Marqués de Santiago's country house with its "columns" house, where the District Board now sits. The six neighbourhoods are Gaztambide, Arapiles, Trafalgar, Almagro, Ríos Rosas and Vallehermoso.
What it means for buyers and sellers
- In July 2026 it is the 2nd most expensive of Madrid's 21 districts by median closing price, behind only Salamanca.
- It is an extension district whose layout and building periods differ by neighbourhood: compare homes in the same neighbourhood and of the same type, not the district average.

For reference, the July figure is above the one published for the municipality of Madrid (€4,757/m²) and for the province as a whole (€3,618/m²). These are medians for each area, not averages of the areas they contain.
This guide describes the figure for the area, not an individual home: valuing a property requires comparing similar homes. The report does not say how many transactions underlie each territorial median.
