An extension built for the bourgeoisie

Salamanca grew out of the 1860 Castro Plan, Madrid's first Ensanche (urban extension). According to the City Council it is one of the most representative areas of the bourgeois Ensanche, and it was fully built up by 1927. That legacy still shows in its regular street layout.

Four axes and an invisible border

The City Council describes the district along four streets, from west to east: Serrano, Velázquez, Príncipe de Vergara and Conde de Peñalver. In its own words, Plaza del Marqués de Salamanca marks the boundary between the affluent area and the working-class area. Beyond the Rondas, La Guindalera and Fuente del Berro grew with more spontaneous urban development than the planned extension.

Culture at street level

On the edge of Recoletos, facing the Prado de Recoletos with the museum façade onto Serrano, stands the Palacio de Biblioteca y Museos Nacionales (built 1866–1892 to a design by Francisco Jareño). It now houses the National Archaeological Museum and the National Library, which have shared it since 1952. The museum was fully renovated between 2008 and 2012.

What it means for buyers and sellers

  • It is Madrid's highest-priced district by median in the July 2026 data.
  • The City Council itself distinguishes the affluent area from the working-class one and the planned extension from the more spontaneous neighbourhoods: the district figure is a median, so compare homes in the same neighbourhood and of the same type.

Data and statistics

Salamanca is a district of Madrid. It is made up of 6 neighbourhoods: Recoletos, Fuente del Berro, Goya, Lista, Guindalera and Castellana. According to the City of Madrid, it covers 539.24 hectares and had 147,256 inhabitants on 1 January 2026.

In July 2026, the median price of completed sales in the Salamanca district was €8,576/m². Since January (€8,577/m²), the figure fell in 4 of the 6 months that can be compared with the previous one, without a steady decline.

Among the 2026 figures published, the highest is March (€8,669/m²) and the lowest, February (€7,669/m²).

The report publishes a year-on-year change of +7.7%, with €7,960/m² in July 2025 as the prior-year starting point. They compare medians of different transactions in each period, not the change in value of the same home.

For reference, the July figure is above the one published for the municipality of Madrid (€4,757/m²) and for the province as a whole (€3,618/m²). These are medians for each area, not averages of the areas they contain.

This guide describes the figure for the area, not an individual home: valuing a property requires comparing similar homes. The report does not say how many transactions underlie each territorial median.
