A utopia from 1892

According to the City Council, in 1892 Arturo Soria y Mata published the "Linear City Project around Madrid": a city that would ring the capital outside its municipal boundary and link it with the towns that were added in 1948–49, such as Canillas, Hortaleza and Chamartín. In 1894 the Compañía Madrileña de Urbanización was formed to build it.

A project left half-built

The company had a short life: it was dissolved for lack of funds when only the first section, between the Aragón road and Chamartín de la Rosa, had been finished. After the failure of official planning, the district grew as a privileged suburb of Madrid, mixing utopia and realism; some villas still survive between Avenida de América and the Aragón road.

Nine neighbourhoods and recent architecture

The Council cites the Eduardo Torroja Institute, the Club de Stella and the single-family houses built by the architects Coderch and Valls in 1958. Its neighbourhoods are Ventas, Pueblo Nuevo, Quintana, La Concepción, San Pascual, San Juan Bautista, Colina, Atalaya and Costillares.

What it means for buyers and sellers

  • In July 2026 it is the 11th most expensive of Madrid's 21 districts by median closing price.
  • The district's neighbourhoods differ from one another: compare homes in the same neighbourhood and of the same type, not the district average.

The report publishes a year-on-year change of +12.9% and a year-to-date change of -0.6%, with €4,231/m² in July 2025 as the prior-year starting point. They compare medians of different transactions in each period, not the change in value of the same home.

For reference, the July figure is above the one published for the municipality of Madrid (€4,757/m²) and for the province as a whole (€3,618/m²). These are medians for each area, not averages of the areas they contain.

This guide describes the figure for the area, not an individual home: valuing a property requires comparing similar homes. The report does not say how many transactions underlie each territorial median.
