A rural core ringed by settlements
According to the City Council, Vicálvaro covers the old rural core and the settlements that formed around it, at first governed by deputy mayors dependent on the municipality. Over time the capital took over its territory and turned it into industrial land.
Annexation and administrative shuffling
The municipality of Vicálvaro was annexed to Madrid by Decree of 10 November 1950. From 1951 it belonged to the Vallecas and Ventas districts, in 1971 it moved to Moratalaz, and in the 1987 restructuring it became an independent district.
Blocks, small houses and factories
Alongside block housing, old single-storey houses survive. The Council mentions the cement, lime and plaster, brick, concrete, metal-structure and construction-glass industries, as well as the Almudena cemetery and a university campus attached to Universidad Rey Juan Carlos. Its neighbourhoods are Casco Histórico de Vicálvaro, Valdebernardo, Valderrivas and El Cañaveral.
What it means for buyers and sellers
- In July 2026 it is the 13th most expensive of Madrid's 21 districts by median closing price.
- It mixes an old core with recent developments such as Valdebernardo or El Cañaveral: compare homes in the same neighbourhood and period of construction.

This guide describes the figure for the area, not an individual home: valuing a property requires comparing similar homes. The report does not say how many transactions underlie each territorial median.
