A pasture turned into a planned town
According to the City Council, the Moratalaz area was once a single property, the Moratalaz pasture. A single development company built it in a planned, unified way, and the result is what the municipal text describes as a "dormitory town", grown in leaps, which left empty spaces between it and Vicálvaro.
Filling the gaps
Over time those spaces were filled with housing of ever higher level. The district split from the former Moratalaz-Vicálvaro district in the 1987 restructuring.
Six neighbourhoods and a June festival
Its neighbourhoods are Pavones, Horcajo, Marroquina, Media Legua, Fontarrón and Vinateros, and its festival takes place in the second week of June.

For reference, the July figure is below the one published for the municipality of Madrid (€4,757/m²); is above the one published for the province as a whole (€3,618/m²). These are medians for each area, not averages of the areas they contain.
This guide describes the figure for the area, not an individual home: valuing a property requires comparing similar homes. The report does not say how many transactions underlie each territorial median.
