A crossroads by the bridges

According to the City Council, the area was a crossroads near the bridges of Toledo and Segovia, where the Extremadura road met, known until the 17th century as the road to Móstoles or Alcorcón. From 1880 buildings went up along that road until they joined the Carabancheles; the district also held the Goya station, from which a railway ran to Villa del Prado and Almorox.

Neighbourhoods with tradition and 20th-century ones

Puerta del Ángel, where the Quinta del Sordo stood, Campamento and Cuatro Vientos have the longest tradition, the last two owing it to their military character. The other four, Los Cármenes, Lucero, Aluche and Las Águilas, were created from the mid-20th century.

A park with its own stream

Aluche Park, also called Arias Navarro Park, was built in 1972 on both sides of Calle Illescas and has an artificial stream along which the Luche flows. The district covers 2,542.72 hectares and holds neighbourhood festivals from May to September.

The report publishes a year-on-year change of +18.0% and a year-to-date change of +9.2%, with €3,235/m² in July 2025 as the prior-year starting point. They compare medians of different transactions in each period, not the change in value of the same home.

For reference, the July figure is below the one published for the municipality of Madrid (€4,757/m²); is above the one published for the province as a whole (€3,618/m²). These are medians for each area, not averages of the areas they contain.

This guide describes the figure for the area, not an individual home: valuing a property requires comparing similar homes. The report does not say how many transactions underlie each territorial median.
