From vineyards and olive groves to cereals

According to the City Council, proximity to Madrid favoured cereal growing, which replaced vineyards and olive groves. In the second half of the 19th century relations with Madrid intensified: it supplied building materials and took in social groups who could not afford to live in the newly laid-out Ensanche.

Away from the Court, with three exceptions

Its difficult communications kept it away from the events of the Court, except for the Carlist pretender's entry via Portazgo (1837), the Vicalvarada at Cerro de Almodóvar (1854) and Brigadier Villacampa's pronouncement (1886), whose troops spent the night in the town. It appears in literature in Tirso de Molina's "La villana de Vallecas".

One church, three neighbourhoods

Its parish church, dedicated to San Pedro ad Vincula, dates from the late 16th century, and its most notable work is the painting "Liberation of Saint Peter" by Francisco Rizzi. The municipality of Vallecas was annexed to Madrid by Decree of 10 November 1950, and the district has three neighbourhoods: Casco Histórico de Vallecas, Santa Eugenia and Ensanche de Vallecas. Its festivals are in September, in honour of the Virgen de la Torre.

What it means for buyers and sellers

  • In July 2026 it is the 17th most expensive of Madrid's 21 districts by median closing price.
  • It combines a historic core with large new developments such as the Ensanche de Vallecas: compare homes in the same neighbourhood, age and type.

For reference, the July figure is below the one published for the municipality of Madrid (€4,757/m²) and for the province as a whole (€3,618/m²). These are medians for each area, not averages of the areas they contain.

This guide describes the figure for the area, not an individual home: valuing a property requires comparing similar homes. The report does not say how many transactions underlie each territorial median.
