Created in 1987, with older roots

According to the City Council, the district was created in the restructuring of 28 March 1987, when the former Vallecas district was split in two: Puente and Villa. The municipality of Vallecas had joined Madrid by Decree of 10 November 1950.

The metro and immigration

By the late 19th century the Puente suburb and the Doña Carlota neighbourhood already existed, farming areas with single-storey houses and small gardens. The construction of the metro at Puente de Vallecas in 1924 drove expansion, and the biggest growth came between the 1940s and 1950s with the arrival of a large immigrant population.

Residential, commercial and artisan

Today residential and commercial functions predominate, and an interesting artisan industry remains. Its six neighbourhoods are Entrevías, San Diego, Palomeras Bajas, Palomeras Sureste, Portazgo and Numancia, and its festival is on 16 July, in honour of the Virgen del Carmen.

What it means for buyers and sellers

  • In July 2026 it is the 20th most expensive of Madrid's 21 districts by median closing price.
  • The district's neighbourhoods differ from one another: compare homes in the same neighbourhood and of the same type, not the district average.

This guide describes the figure for the area, not an individual home: valuing a property requires comparing similar homes. The report does not say how many transactions underlie each territorial median.
