A rural village near Madrid
According to the City Council, Villaverde was a rural settlement close to Madrid, with cereal land, pastures, gardens and orchards, and it had bread ovens and tile works. Its transformation began in the mid-19th century, and the municipality was annexed to Madrid by Decree of 2 July 1954.
From farming to industry
From 1950 the area stopped being agricultural and became industrial, and today it is one of the districts of greatest industrial importance. For many years there were scattered shanty settlements, which have gradually been eradicated.
Barriers between neighbourhoods
National roads, the railway and industrial areas act as barriers that hinder links between its neighbourhoods and with the older districts. The neighbourhoods are Villaverde Alto (historic core, formerly San Andrés), San Cristóbal, Butarque, Los Rosales and Ángeles, over 2,018.76 hectares.
What it means for buyers and sellers
- In July 2026 it is the 21st most expensive of Madrid's 21 districts by median closing price.
- It is a district with a strong industrial character and very different neighbourhoods separated by infrastructure: compare homes in the same neighbourhood and of the same type.

For reference, the July figure is below the one published for the municipality of Madrid (€4,757/m²) and for the province as a whole (€3,618/m²). These are medians for each area, not averages of the areas they contain.
This guide describes the figure for the area, not an individual home: valuing a property requires comparing similar homes. The report does not say how many transactions underlie each territorial median.
